GROUP ASSIGNMENT INFORMATION SHEET 1
1. Your group
Since this is a group work, you have to have a group to work with. Check the maximum numbers allowed for Internal and External group. Register your group online ASAP. If you don’t belong to a group by the end of the week, I will assign you to a group at random. If for any reason you cant be working in a group, please email me individually stating your reason why. Once approved, then you can start working on your own. Meanwhile, start looking for a development project to work on. More info below.
2. Your project
Choose a project that your group is happy to work with. More importantly, you have access to information and data to carry out a financial feasibility exercise on that project. A simple project; a mixed development of 3 floors residential units and retail on the ground floor is simple enough. You can also choose residential development only eg. 20 units of townhouses or commercial only; or retail only. Keep it simple as this is worth 30% only and you would need to allocate more time on your Property Paper which carries 70% weightage.
RECYCLING OF PREVIOUS PROPERTY IS ALLOWED BUT THIS WILL BRING UP ISSUES OF HIGH SIMILARITY INDEX WHEN SUBMITTED TO TURNITIN.
This is why, I need one of the group member to email me as soon as you find a project; and get the approval before you proceed.
You can use any appropriate methodology to work out if the chosen development is financially feasible or not. Since this unit is your capstone unit, you should use all knowledge and skills gained from other property units to your advantage.
4. Your report
Examples of Report headings will be given out but these are just examples. Use them to build your own report headings and tailor them to your own property.
5. My expectation
An easy to read and easy to follow report on the financial feasibility of the project. You would have all the relevant headings tailored to your project. I will provide sample report headings and sample report too, so you will be guided. This is not a valuation report but some headings are similar as you would be preparing a report on a property. When you have come up with a draft headings or report, you might want to check that with me if you want.
6. Marking criteria – is provided on Group Assignment Information Sheet 2.
You will submit your report through Turnitin in week 14. The LG says the size of the report should be a 2000words report. I am quite flexible on this.
